Building Surveying

Chartered Building Surveyors cover a broad spectrum of work in the design, supervision and management of property. We are specialists in building pathology and in the performance, condition, disrepair, conservation and aftercare of existing buildings. A Building Surveyor also deals with designs for refurbishment, extensions, loft and basement conversions and new builds together with all the necessary requirements for planning, Building Regulations, structural calculations etc. Some of these roles are covered in more detail on the architectural design pages.

We cover all of the following aspects of property:

  • Commercial property

  • Conservation projects

  • Contract Administration and Project Management

  • Damp surveys

  • Defects investigations

  • Dilapidations

  • Party wall matters

  • Period property

Feasibility Studies

Residential Surveys

We only tend to carry outresidential pre-acquisition surveys onparticularly challenging, intricate or special properties, and often this is where clients require us to provide a comprehensive one-stop-shop service to cover further development work.

Conservation Projects

As Chartered Building Surveyors, we are particularly well suited to understand how historic buildings are constructed and, just as importantly, how they should be maintained and refurbished. We carry out historical building surveys / assessments and historic farmstead assessments to understand the changes and developments that have occurred to buildings to help inform proposals that protect and enhance features of historical significance and remove, or conceal, items that are not.

Project Management & Contract Administration

Ellasdale Road 04.jpg

We are often appointed to see a project through from inception to completion, sometimes with relatively little input from our clients. In these circumstances we can obtain competitive quotes from a team of professional consultants to provide complementary services and then organise, co-ordinate and develop a scheme from planning, through the tender process to administration of the project on site.

Party wall matters

Mithras House Annexe.jpg

We are able to act as Building Owner’s surveyor or Adjoining Owner’s surveyor and we have an in-depth working knowledge of the Party Wall etc. Act and the procedures involved in agreeing a party wall Award. Kevin Sloane (Director) is Secretary of the Sussex branch of the Pyramus and Thisbe Club, who are a “learned society” of specialist party wall surveyors.

Lease Plans

We are able to produce accurate site layouts and floor plans which can be used to produce lease plans for landlords or tenants and also for use in property deeds.

Reinstatement cost assessments

Reinstatement cost assessments are most often required for building insurance purposes and we are able to provide a report stating the rebuilding cost to ensure that the building is neither over insured nor under insured.

Principal Designer

We are knowledgeable, skilled and experienced in the role of Principal Designer under the Construction Design and Management Regulations 2015 (CDM 2015). At each stage of the project we will provide advice about a client’s responsibility for Health and Safety. We can also provide other consultants and the builder advice in respect of their responsibilities under these Regulations at each stage of the project.
